The sample structure
The 2007 OSCAR database contains:
- 235 buildings
- 21,433,977 sq ft / (1,991,282 sq m) of total office space
- 167 air-conditioned buildings
- 16,030,060 sq ft / (1,489,241 sq m) of air-conditioned office space
- 68 non air-conditioned buildings
- 5,403,917 sq ft / (502,040 sq m) of non air-conditioned office space
- The annual 'churn' of properties within the database is 46%, which compares to 58% in OSCAR 2006
The analysis in CHARTS 1 to 9 gives an appreciation of the dataset profile by building location, size and age. The key observations from the sample are:
- The non air-conditioned buildings appear to be uniformly represented across all age ranges, however the air-conditioned buildings are pre-dominantly less than 20 years from their last refurbishment or date of construction.
- The non air-conditioned buildings tend to fall within the 3 mid-size ranges, with little representation above 100,000 sq ft. However, the air-conditioned buildings are better represented above 40,000 sq ft. Very few buildings of either type feature below 10,000 sq ft.
- The non air-conditioned buildings are represented fairly uniformly across all geographical regions, whereas the air-conditioned buildings are better represented within central London.
- We have previously observed an increase in the number of airconditioned buildings under ten years of age and a reduction in the number of larger non air-conditioned buildings. Our sample in OSCAR 2007 continues to support the theory that obsolete non air-conditioned stock is being replaced by modern air-conditioned space.
