Average service charge by size, location and type
This analysis brings together all the variables in the report. It can be used as a simple benchmark for any centre.
The first point to note when looking at the table below is that there are two figures which are somewhat misleading - these are small enclosed non air-conditioned Region 1 centres at £12.05 per sq ft and large, part enclosed Region 1 centres at £15.89 per sq ft.
These figures are much higher than the other figures in this table and are skewed somewhat by one of two factors - either a small sample size or in the case of the large part enclosed Region 1 centre, one very large item of exceptional expenditure.
After these very high figures have been discounted the most expensive type of centre in this year's sample size are small, enclosed airconditioned centres in Region 3 at £9.19 per sq ft, whereas the least expensive centres are large, open centres in Region 2 at £1.53 per sq ft.
There are a number of gaps in this year's data as the table illustrates - it is our intention going forward to fully review the sample in an effort to produce a fully representative sample in 2008.
